TEP ROOF OY · PROJECT PLANNING GUIDE

Roof refurbishment methods

The extent of refurbishment is selected on the basis of an assessed condition. Record the existing build-up, the cause of damage and the intended new build-up separately.

TEP-OK-04 · Version 1.1 · 12.10.2026

Establish the existing condition

  • Collect drawings, maintenance records and information on leaks. As well as waterproofing, the condition survey should assess insulation, substrate, ventilation and the vapour control layer to the extent required.
  • A new surface alone will not remedy moisture problems within the structure or inadequate drainage. Determine the necessary opening-up and investigations based on the findings at the property.

Methods to compare

  • Retaining the existing waterproofing may be an option if the substrate, condition and material compatibility allow it. This approach requires a refurbishment design.
  • Refurbishment involving strip-out allows damage below the waterproofing to be repaired. Replacement of insulation, falls, outlets and junctions can be assessed at the same time.

Keeping the building in use

  • Describe the use of the building, sensitive spaces and working-hour restrictions. Agree work areas, weather protection, access routes, and ventilation and dust control.
  • The request for a quotation should distinguish work confirmed by surveys from allowances for potential additional work. Agree in advance how unexpected findings during strip-out will be handled.

Use and design responsibility

TEP Roof Oy guide cards support project preparation and the definition of contract scope. They are not project-specific construction designs. The project structural designer is always responsible for checking the suitability of the solutions presented and adapting them to the project's structures, loads and requirements. Construction requires project-specific design and approval, together with the current manufacturer's instructions for the selected products.
